Specifications - Design-Build Specs
Design-Build (D/B) as a project delivery
method has become a common method to reduce the overall project time. The
builder is responsible for completing the design required by the owner's
Request for Proposal (RFP). So how can owners write RFPs that convey the
desired result?
Preliminary
Project Descriptions (PPD) performance specs provide a perfect way for
Owners to convey project requirements to seek D/B proposals or to serve as
bridging documents.
Performance specs define the intended result
rather than a design solution. Performance specs will describe each building
system and assembly by measureable performance — e.g. structural loading,
thermal resistance, sound transmission.
The approach, unlike traditional construction
specs, allows the design-builders flexibility and creativity for selecting a
solution that meets the owner's requirements.
